Timing is key: Why putting your house on the market before Easter is the smart move

If you’ve been thinking that putting your house on the market in Spring is the best time, we’re here to tell you why doing it before Easter is key.

With daffodils blooming and the sun hopefully shining, our experience has shown that the weeks leading up to Easter can be the opportune time. Here’s why:
 

1. Motivated buyers

As the weather starts to get milder and daylight hours longer, buyers are more prepared to go out house hunting and attend viewings.

Listing your home in time for Easter, you will attract a bigger pool of motivated buyers which means you will have a better chance of achieving a sale quickly and at a higher price.
 

2. Families

Families, often start their search for a new home around Easter in the hope of being settled in time for the start of the new school year. If your home would meet the requirements of a family, then listing your home now is the opportune time to attract interest over the Easter break.

 

3. Portal activity

During the Easter holidays the property portals see a surge of activity where most people have more downtime to browse their sites during the 4-day bank holiday, so getting your home listed in the weeks leading up to Easter could be key to achieving a swift sale.
 
With an increase in competition in the market at this time of year, an effective way to create multiple viewings and increase the likelihood of receiving an offer all in one day, is by hosting an open house. An open house can be beneficial from a practical perspective too, with viewings co-ordinated on one day over a weekend, this frees up valuable time that would have been spent cleaning and preparing you home for viewing visits over several days.

You might be concerned that by hosting an open house this allows anyone to turn up for a viewing on the day, but this is not the case. Each visitor will be allocated a time slot on the day and will be qualified as a motivated buyer, prior to viewing. This ensures only serious buyers are invited to attend on the day.
 
Open days are not suitable for every property, but these events are a wonderful way to generate maximum interest in the build up to the day, and with lots of buyers attending those who are interested might submit an offer quickly to avoid missing out.

Previous experience has proven, though not guaranteed, that a sale can be agreed within days of holding the event, and sometimes at a higher price, by generating a sense of urgency when there is more than one interested party.
 
Alternatively, there is a more discreet approach to launching a property. Perhaps you want to evaluate the market for interest and opt for privacy, choosing not to show your home on the online portals or having a “For Sale” board outside.

Discreet marketing also referred to as “under the radar marketing” provides homeowners with an alternative method of achieving a sale. A good agent with access to a large database will know exactly who is buying in a particular street or area and who falls within the right price brackets for the property in question, meaning they can often introduce a buyer and achieve a sale, without the public knowing.
