Sometimes we can be disappointed with the reaction and levels of interest when we put our home on the market. Perhaps the market isn’t supporting what we thought was a competitive price, perhaps the agent was a little optimistic in their valuation? So what do we do next?
If your home isn’t selling it’s important to take stock, look at the feedback and respond to what those who have viewed are saying. Listen to advice from your agent, although if it was they who suggested a higher price perhaps you might want to try a different agent? However before making any decisions about changing agent or coming off the market perhaps try…….
- Changing your marketing strategy – if your property isn’t generating sufficient interest perhaps you should adjust the pricing strategy or try getting a video tour done?
- Are you listed on the right platforms? – You won’t receive any interest if no one can find your property. Make sure it is online on portals such as Rightmove & Zoopla, check to see if your agent has been able to give you any exposure on Social Media.
- Change your photos – even if you already have professional photos try changing the order in which they are being displayed. If nothing else, it may just catch someone’s eye because it looks different to how it was previously presented.
- Is your agent doing enough? – Has your agent just stuck the property online or are the sales team actively promoting it to prospective buyers registering their details? You’d be surprised how important it is that the sales team are actively trying to sell the property, less than 4% of people buy the house they originally enquired about.
- Perhaps the market is not as busy as it was – that’s as maybe but a good agent should give you the right advice and strategy to achieve interest in the property. Working hard, promoting your property at every opportunity and perhaps even piggy backing interest off other similarly priced properties.
There is no magic answer to find you that elusive buyer at the price you were hoping to achieve but if the property hasn’t sold then a combination of all of the above or a complete rethink of whether you chose the right agent might be the way forward.
